The grouping pane in the Estimate Items tab allows you to manage and add items to rooms, stairs, and other structures without using Sketch. Using the grouping pane can speed up the estimating process when a sketch is not required or practical, for example in a contents claim.

Group objects represent structures in an estimate, such as a room, a staircase, or a roof. Objects can also be organized into groups. Icons in the grouping pane give the following information about the object.

  • A room created in the Grouping pane
  • A room with dimensions created in the Grouping pane
  • A room created in Sketch

Add a new group to an estimate

  1. In the estimate, click the Estimate Items tab.
  2. Click Items.
  3. In the Grouping pane, click Add. The New Group dialogue box appears.
  4. Enter a name, and select a coverage.
  5. If you want to add several rooms, select Continuous Add.
  6. To add the room, click Append, Insert, or Attach.
  • Attach—adds the room as a member of the highlighted group of rooms. The top level group will always be the project.
  • Insert—adds the room on the same level as the highlighted room or group of rooms. The room is added above the highlighted room or group of rooms.
  • Append—adds the room on the same level as the highlighted room or group of rooms. The room is added below the highlighted room or group of rooms.

Create a grouping filter

Grouping filters allow you to filter which rooms appear in the grouping pane.

  1. In the estimate, click the Estimate Items tab.
  2. Click Items.
  3. In the Grouping pane, click the Filter (Off) arrow, and select Filter Options. The Filter Options dialogue box appears.
  4. Select Filter by room name or Filter by room type.
  5. Select your room names or types.
  6. To save the filter, click OK.

Turn a grouping filter on or off

  1. In the estimate, click the Estimate Items tab.
  2. Click Items.
  3. In the Grouping pane, click Filter (Off). The setting is changed to Filter (On).

Dimension a room

While it is not always necessary to dimension a room in the grouping pane, dimensioning allows you to take advantage of Xactimate’s auto-calculation functionality. For example, if you want to add drywall to a room that has dimensions, the amount of drywall needed will be calculated automatically. If the room is not dimensioned, you will need to manually enter the amount of drywall.

  1. In the estimate, click the Estimate Items tab.
  2. Click Items.
  3. In the Grouping pane, double click a room.
  4. In the Group Info dialogue box, on the Dimensions tab, click Add.
  5. Select a shape, and enter the dimensions.
  6. Click OK. The room icon changes from a folder to a tape measure to show that it has been dimensioned.

Add a room with missing walls

  1. In the estimate, click the Estimate Items tab.
  2. Click Items.
  3. In the Grouping pane, double click a room.
  4. In the Group Info dialogue box, in the Dimensions tab, click Add.
  5. Select a shape and enter the dimensions.
  6. Click Missing Walls, and click Add.
  7. Enter a length and height.
  8. If there are multiple missing walls, type the number of missing walls in the Quantity box.
  9. If the missing wall runs from ceiling to floor, select Opens to both ceiling and floor  on the Type line
  10. If the missing wall height is less than the room height, you must select from the following options:
    1. Opens to neither ceiling nor floor   
    2. Opens to ceiling only  
    3. Opens to floor only

Add a sloped ceiling

You can only dimension rooms in Estimate Items if they were created in Estimate Items. If a room was created in Sketch, it must be dimensioned in Sketch.

  1. On the Estimate Items tab, click Items.
  2. Double-click a room.
  3. Click Add.
  4. In the Shape box, select Sloped Ceiling.
  5. Enter the dimensions, and click OK. The room icon in the Grouping pane will change to a measuring tape.
